Despite California’s ongoing housing affordability crisis, there’s a hidden gold mine sitting right at the doorstep of millions of renters—one their landlords would rather they never discover.

In a recent press release, the California Association of Realtors (C.A.R.) reported that nearly 25% of prospective homebuyers in 2025 can afford a median-priced condo or townhome at $670,000.

Let’s put that into perspective. California—the most populated state in the nation with more than 39 million residents—has over 13.4 million households. That means over 3.2 million families who are currently renting actually have the financial capacity to own a home.

Here’s the catch: C.A.R. also estimates that only 304,000 new homeowners will be created this year. That means of the 3.2 million families who can buy, nearly 90% will continue renting. And in doing so, they’ll pay a staggering $107 billion in rent—money that could instead be used to build equity, stability, and generational wealth.
